General
The Luxury Suite is a multi-tenant, white-label SaaS platform purpose-built for luxury apartment communities. It includes native iOS apps for residents and property managers, a full web management dashboard, and a shared backend — all powered by a single codebase. Each property gets its own branding, feature set, and data isolation without any custom development.
The platform is built for apartment complexes of any size — from boutique 10-unit buildings to large multi-property portfolios with hundreds of units. Property managers, leasing agents, maintenance teams, and residents all have dedicated interfaces tailored to their role.
It's a full platform. The Luxury Suite is not built for one property — it's a shared system that supports many properties from one codebase. Each property gets its own branding, feature configuration, and completely isolated data. Onboarding a new client means creating a property config, not building new code.
Three things set us apart. First, the white-label experience — each property gets a fully branded app with their own colors, logo, and name, not a generic tool with their logo slapped on. Second, feature flags — properties only see the features included in their plan, with no grayed-out upgrade prompts cluttering the interface. Third, the full-stack approach — native iOS apps, a web dashboard, and a real-time backend are all built together as one cohesive system, not bolted-on integrations.

Residents can pay rent and manage auto-pay, submit and track maintenance requests, book amenities and fitness classes, register guests with 4-digit access codes, receive package notifications, message management directly, view lease documents, browse the community board and marketplace, RSVP to events, and much more — 93 views total across 31 feature modules.
Property managers get a full operational toolkit: real-time dashboard KPIs (occupancy, revenue, collections, delinquency), work order dispatch and technician assignment, a complete leasing pipeline (prospects, tours, applications, move-in checklists), package scanning, financial management (rent roll, charges, credits, reports), resident directory, staff scheduling, analytics, amenity management, community moderation, emergency broadcasts, compliance tracking, and multi-property portfolio views — 110 views total.
Both. Property managers have a full-featured Next.js web dashboard designed for desktop use, plus a native iOS app for on-the-go operations. Residents primarily use the iOS app. All interfaces connect to the same backend, so data stays in sync across every platform in real time.
The Starter plan includes core operations: rent payments, maintenance requests, messaging, announcements, lease management, and emergency contacts. Professional adds amenity booking, package tracking, guest access, parking, pet management, events, laundry, fitness classes, surveys, and more. Enterprise adds everything: community board, marketplace, EV charging, concierge services, referral programs, utility billing, vendor access, multi-language support, and more. No. Features that aren't included in a property's plan simply don't appear in the interface at all. There are no "upgrade to unlock" placeholders or grayed-out buttons. The app feels purpose-built for each property's specific plan, because it is — feature flags control exactly what renders.
Onboarding & Setup
Our onboarding agent handles everything. They'll collect your property information, configure your branding (logo, colors, tagline), import your buildings, units, and residents (via CSV or manual entry), create staff accounts, set up operational defaults (late fees, amenity hours, quiet hours), enable payment integrations, seed initial content (welcome announcement, community rules, emergency procedures), and generate your unique property code. The entire process is systematic — no custom development required.
Most properties are fully configured and live within a few business days. The timeline depends on data readiness — if you have clean CSVs of your units and residents, setup is faster. Our onboarding agent handles the technical work; your team just needs to provide the property information and approve the final configuration.
Residents download The Luxury Suite app, enter your property's unique code, and log in with the credentials provided by your leasing office. On first login, they'll set a new password and complete their profile (vehicle info, emergency contacts, pets). The entire flow takes about two minutes.
Yes. We support CSV imports for residents, units, leases, and staff. If you're migrating from another system (Yardi, AppFolio, RealPage, etc.), our onboarding agent can help map your data to our format. Manual entry is also available for smaller properties.
Pricing & Billing
Flat monthly pricing — $149/mo for Starter (up to 50 units), $449/mo for Professional (up to 200 units), and $999/mo for Enterprise (up to 500 units). No per-unit fees. Annual plans get 2 months free. Need more than 500 units? Contact us for custom Enterprise pricing.
Onboarding is included in all plans at no additional cost. Our onboarding agent handles the full setup — branding configuration, data import, staff account creation, and go-live — as part of your subscription.
Yes. You can move between tiers at any time. When you upgrade, new features appear instantly in the app for your residents and staff. When you downgrade, disabled features simply stop rendering — no data is lost, and the experience remains clean.
No. The subscription is paid by the property management company. Residents use the app for free. The only payments residents make through the app are their rent and any property-related fees (parking, storage, etc.), which go directly to the property.
Technical & Security
Every API request is scoped to a property ID through server-side middleware. This is enforced at the database query level, not just the application layer — residents at one property can never see data from another property. Super admins can access cross-property data for portfolio management, but this access is logged in the audit trail.
Security is built into every layer. Passwords are encrypted and never stored in plain text. Authentication uses short-lived access tokens with automatic rotation. All API endpoints are rate-limited. Staff accounts support forced password changes on first login. All admin actions are logged in a full audit trail. Dependencies are scanned daily for vulnerabilities.
The platform is hosted on secure cloud infrastructure in the United States with enterprise-grade reliability, automated backups, and CDN-accelerated file delivery.

Yes. During onboarding, our agent conducts virtual training sessions for your property management staff on both the iOS app and the web dashboard. We also provide documentation and can schedule follow-up sessions as needed.
